🟣 [Sunyu HK] Public Housing Sub-division Policy and Family and Marriage Counseling Services in One Article
Disputes between mothers-in-law and daughters-in-law are the biggest headache. A Hong Kong man living in a public rental housing (PRH) flat posted an article on the Internet, saying that he lived in a PRH flat with his wife, son and mother, and that the mother was the head of the flat. Recently, his wife and mother-in-law had a dispute, and the situation was so serious that his mother even wanted to get rid of her New Hope public housing tenancy, but the Hong Kong man was worried that it would affect his and his son's right of abode. After reading the post, many netizens expressed their sympathy for the wife's situation and criticized the Hong Kong man for abandoning his wife in the midst of a dispute between the mother-in-law and her mother-in-law, deriding him as a "mama's boy" and "marrying you is a real yin kung". Conditions for splitting PRH households: According to the Housing Department (HD), PRH tenants with serious and deep-rooted conflicts among family members or other reasonable and compassionate grounds will be considered by the HA on a case-by-case basis and, where necessary, referred to the relevant government departments/organizations for assessment and recommendation. If some family members indicate that they have no intention to request household splitting, requests for splitting from other family members will not be entertained. However, the latter may authorize the HA to refer their cases to SWD for appropriate assistance. Arrangements for voluntary joint households and split households requesting household splitting are as follows: 🔹 Subject to reasonable and compassionate grounds, the household must satisfy the following criteria Both the original household and the splitting household have to meet the requirements of the Home Ownership Scheme (HOS). If both parties pass the above tests, the HA will refer the case to the relevant government departments/organizations for assessment. If the case is recommended, the splitting household will be allocated a refurbished PRH flat in the New Territories. They may also choose to apply for subsidized home ownership through various subsidized home ownership schemes in lieu of public rental housing (PRH) allocation with Green Form status (valid for one year). Housing Arrangements after Divorce: What happens in the event of divorce? According to the HA, in view of the complexity of the divorce issue, a flexible approach will be adopted to handle such cases on a case-by-case basis in accordance with common sense. Generally speaking, the HD will not take the initiative to ask either party to move out during the separation period. Upon conclusion of the divorce proceedings, the tenant and/or his/her ex-spouse should contact the respective estate office and HD staff will explain the tenancy management policy to the divorced party through face-to-face interviews. 🟣[SHUN YU HK] How will the elderly be affected if well-off tenants are required to pay up to 4.5 times of the rent? Details of the 2025 well-off tenants policy
As rent levels rise, well-off tenants in public housing face new challenges My name is Fong, I am 50 years old and I am a well-off tenant in public housing. This morning, as usual, I was sitting on the sofa in the living room, drinking a cup of hot tea and reading the newspaper. Suddenly, a news headline caught my eye: "Policy on well-off tenants in public housing to be spiced up! My heart sank and the tea cup in my hand trembled slightly. I read the news carefully and realized that the new policy would raise the rent level of well-off tenants and adjust the income and asset limits. I couldn't help but worry about the impact these changes would have on me and my family's lives. I pondered silently and recalled the past. HA's New Rule: Well-off Tenants to Pay Maximum 4.5 Times Rent The Subsidized Housing Committee of the HA has endorsed a tightened policy for well-off tenants in public rental housing (PRH), which will come into full effect from September this year. The new policy will increase the additional rent for well-off tenants and lower the income limit for well-off tenants. Depending on the income level, tenants will be required to pay 2.5, 3.5 and 4.5 times rent respectively. Regarding the implementation details of the policy, the HKHS will issue tenancy renewal notices in phases to about 25,000 tenants who are not yet covered by the well-off tenants policy. Tenants will be required to declare their income regularly and move out of their flats within four months if they do not accept the new terms. The impact of this policy has been significant. Currently, about 4,000 to 5,000 new tenants have been included in the terms of the well-off tenants policy, and nine of them are paying double rent. In addition, the HKHS has repossessed 140 flats.
